Our Services

Specialty Work. Delivered Without Excuses.

Coastal Technical Construction is an operator-led specialty contractor based in Spring, TX. We focus primarily on structural concrete repair and capital restoration for parking garages, multifamily high-rises, hospitality, and commercial properties — the technically complex, high-consequence scopes that demand real field expertise and disciplined execution.

Structural Concrete Repair

Spall and slab repair, soffit restoration, crack injection, CFRP reinforcement, cathodic protection, and post-tension–adjacent work.

Parking Structure Restoration

Full deck rehabilitation, expansion joint replacement, traffic coatings, and phased execution in occupied garages — with minimal disruption to tenants and operations.

Waterproofing & Building Envelope

Below-grade waterproofing, podium decks, sealant programs, stucco, EIFS, IMP, and ACM cladding — integrated for long-term performance.

Flat & Low-Slope Roofing

TPO, modified bitumen, flashings, and edge-metal detailing — designed to tie seamlessly into envelope waterproofing systems.

Core Scope

Structural Concrete Repair & Rehabilitation

From emergency stabilization to long-range capital programs, we self-perform the full spectrum of structural concrete repair — with engineering-grade rigor and the field capability to back it up.

Repair Systems

  • Spall repair, partial- and full-depth slab patching, and soffit repair using polymer-modified mortars
  • Crack injection — epoxy for structural continuity, polyurethane for active water-stopping
  • Carbon-fiber (CFRP) strengthening of slabs, beams, and columns per engineer specifications

Reinforcing & Protection

  • Rebar exposure, cleaning, passivation, and supplemental reinforcing installation
  • Post-tension–adjacent repairs and embed or connection modifications
  • Cathodic protection and galvanic anode systems for chloride-contaminated structures
  • Anchor sets, structural epoxies, and high-load fastening systems
Parking Structures

Parking Structure Restoration

We manage full-cycle garage rehabilitation — from emergency shoring to final traffic coating — with the sequencing discipline that keeps occupied assets fully operational throughout construction.

Full Deck Rehabilitation

Comprehensive slab repair, joint replacement, and traffic-bearing waterproofing — including beam, column, and tee-stem repair executed under engineered shoring.

Drainage & Waterproofing

Expansion joints, sealants, through-slab penetrations, drainage corrections, sump pump systems, and trench drains — resolving water intrusion at its source.

Traffic Coatings

Vehicular- and pedestrian-grade urethane systems, paired with barrier cable replacement and anchorage repair for long-term surface protection.

Occupied-Facility Execution

Phased closures, continuous tenant access, and full traffic control management — so your facility stays open and productive from day one through project completion.

Owned Heavy Equipment

5k telehandler; Compact track loader for grading and demo; mini excavator with helical drive head for AC358-compliant helical pile installation with PE-stamped closeout documentation.

Access & Elevated Exterior Scopes

Stucco pump, mixer, and hopper; access lifts, rigging, and engineered fall-protection systems purpose-built for high-rise exterior work.

Why Coastal

The Ownership Advantage

Our founder built and executed $25M–$45M+ capital budgets from the ownership side. That means our estimates reconcile to how owners actually underwrite work — line-item transparency, no lump sums, no hidden contingency.

We've Sat on Your Side of the Table

Owner-side experience shapes everything: how we price, how we sequence, and how we document. Our capital programs are built around how sophisticated owners and asset managers actually think — not how contractors prefer to present.

One Relationship Across Nine States

NASCLA Certified Commercial GC with unlimited commercial licenses in FL, MS, LA, AR, NC, SC, GA, VA, and TN. Regional portfolios get consistent oversight without mid-project contractor transitions.

Financial Discipline Built Into Every Contract

Line-item unit pricing, AIA G702/G703 progress billing, written change orders before work proceeds, and documentation-backed closeout. Final billing reconciles to actual installed quantities — every time.
